The findings come from an analysis by commercial listings platform LoopNet, which examined 5,000 office listings across 50 markets as of March 2026. While Manhattan alone still commands higher prices at $69.29 per square foot according to Yardi Matrix data, the citywide average for New York falls short of Miami’s impressive numbers.

Industry experts point to strong demand from diverse sectors as the driving force behind Miami’s soaring office costs. Law firms and financial companies have traditionally anchored the market, but technology companies are now aggressively securing leases in the area. The influx of wealthy individuals relocating to South Florida has also contributed to the trend, with many bringing their businesses along. Hedge fund giant Citadel, led by billionaire Ken Griffin, is planning to build a supertall office tower in the prestigious Brickell neighborhood.

The demand for premium workspace in Miami reflects a broader shift in where affluent professionals and their companies choose to establish themselves. According to real estate analysts, these newcomers expect office accommodations that match their high-end lifestyles. Meanwhile, New York’s Manhattan market is experiencing its own resurgence following pandemic-era struggles, with landlords converting vacant offices to residential units and reducing concessions for trophy properties.

Rounding out the top five most expensive office markets in the nation are Washington D.C. at $47.95 per square foot, San Francisco at $42.66, and San Jose at $39.63, all coastal cities that continue to attract major corporations and talent.
